1. As a first time home buyer you need to keep your options open. The worst thing you can do is latch onto one home, and become so attached that you think nothing else is available. The fact of the matter is that there are probably several homes in your area that suit your needs. You want to check them all out, compare the pros and cons, and then progress in the appropriate manner. This is much better than becoming emotionally attached to one home before you ever make an offer.
2. Do not wait too long to get pre-approved for a mortgage. While it may seem silly to do this before you find a home that you like, nothing could be further from the truth. When you are pre-approved you have much more power during negotiations with the seller. In order to get pre-approved, all you have to do is get in touch with a mortgage broker or lender. They will ask you for some information such as your social security number, name, etc. From there, they can tell you pretty much right away if you are pre-approved. As long as you have a job and your credit is in good standing, this should not be too much of an issue.
3. Make sure that you negotiate with the buyer to get the best possible deal. To go along with this, it is always a good idea for first time home buyers to hire a real estate agent to work on their behalf. Remember, if you are the person buying the home you do not have to pay the agent any commission. Instead, the selling agent splits the commission with your agent.
